a client's new home, they are drawing house plans for themselves. Why would they
do that; don't they have their own home?
Yes, more than likely they do have their own home. Stock house plans are drawn from
a designer’s standpoint and are not a designed for any one particular client.
Architects and home designers draw stock house plans for their collection or portfolio.
Stock house plans are used for presenting an architect’s credentials to a
client and provide the client with the option of purchasing ready to use house plans.
Why buy a stock house plan?
Since stock house plans are already drawn and ready to go, they are
more affordable than a custom plan that has not yet been drawn. Given that stock
house plans are drawn by a professional home designer, and meet a nationally accepted
set of building codes you can be assured that they can be built with only minor
adjustments.
It must also be considered the time it takes a home designer to draw a custom set
of plans. It will depend just on how busy they are. Drawing a plan for a new home
can take weeks, even months to complete. Meanwhile, your stuck on you empty lot
imagining what your new home is going to look like upon completion. This is not
the case with stock house plans. If you find a stock plan that you like, chances
are you will be able to get it the following day!

consider several factors when making a modification request. One thing to keep in
mind is that architects and home designers typically design homes relevant to their
residing location. For example, a home that is to be built in Florida will need
to meet hurricane codes for that area. A home that is to be built in Alaska will
need to meet a roof load bearing code for the amount of snow that falls in that
area. Always contact your local building codes department for any local variations
to the national code.
For these types of changes, it is a good idea to have a designer or an architect
in your area make them for you. They will know for certain what changes to make
and where to make them as not to affect the structural integrity of the home. The
cost of making these changes is normally minimal. Remember plans may need to be
